Terms of Service

Effective: 15 July 2026

These terms form an agreement between Tabula OS and the business or professional using Tabula OS. By creating an account or using the service, you confirm that you are authorised to accept them.

1. Business service and accounts

Tabula OS is intended for real-estate businesses and authorised professionals, not consumer or child use. You must provide accurate account information, protect credentials and promptly report suspected unauthorised use. Your organisation is responsible for its users and workspace activity.

2. Demo and Live modes

Demo mode contains simulated, sample or test content designed to demonstrate workflows. It must not be presented as a real listing, transaction, lead, valuation or verified market fact. Live mode is designed for customer-owned records and approved data sources. Changing modes does not convert demo data into verified live data.

3. Market, DLD and AI information

DLD-derived records, opportunity scores, forecasts, translations and AI-generated text are informational tools. They may be incomplete, delayed or incorrect and are not legal, financial, investment, valuation, title or brokerage advice. Unless expressly identified otherwise, a market signal is not an active property listing. You must verify source records, availability, ownership, licences and client-facing claims before relying on or publishing them.

4. Your content and permissions

You retain ownership of content you submit. You grant us the limited rights needed to host, transform, transmit and display it to provide the service. You confirm that you have the necessary rights, notices and consents for listings, media, personal data, logos, music, messages and client records you upload or connect.

5. Acceptable use

You must not use the service to:

  • mislead clients about demo data, source provenance, property availability or AI-generated claims;
  • upload unlawful content or violate privacy, intellectual-property, anti-spam or real-estate rules;
  • probe, disrupt, bypass access controls, scrape other tenants or expose credentials;
  • send messages without the recipient permissions required by law and the messaging provider;
  • resell or reverse engineer the service except where a written agreement or law permits it.

6. Subscriptions and third-party services

Paid features, renewal, taxes, refunds and cancellation follow the checkout terms shown by our billing provider and any signed order. Third-party services are governed by their own terms, can change independently and may become unavailable. You are responsible for third-party accounts and usage charges you authorise.

7. Availability and changes

We aim to provide a reliable, presentation-ready service but do not promise uninterrupted operation. Maintenance, provider outages, data-source changes and security incidents may affect features. We may change or discontinue a feature, with reasonable notice where the change materially affects a paid service.

8. Suspension and termination

We may restrict access to protect users, comply with law, address non-payment or stop a material breach. You may stop using the service and cancel according to your plan. Export or deletion requests remain subject to the customer agreement, technical backup cycles and legal retention duties.

9. Disclaimers and liability

To the maximum extent permitted by law, the service is provided without implied warranties and neither party is liable for indirect, special or consequential loss. Any aggregate liability is limited as stated in the applicable order or customer agreement. Nothing here excludes liability that cannot legally be excluded.

10. Governing law and contact

These terms are governed by the laws applicable in United Arab Emirates, subject to any different signed customer agreement. Questions may be sent to tabula@buildhub.global.
